00:17Welcome to Frankston.
00:30This is the gateway to the Mornington Peninsula.
00:32It's a great spot with its long sandy beaches and fabulous urban living.
00:38Perfect for young families, investors or empty nesters.
00:41And I'm working with Jeanette today who is one of those looking to downsize.
00:46And I think I've found three perfect homes.
00:49It's just which one fits.

01:02It's not the most beautiful day in Frankston South today, I'm afraid.
01:06We know what it can be like, so that's okay.
01:10So what are you and Geoff actually looking for for your downsizer?
01:13We don't want to go too small.
01:14It's a pool, something we'd love a pool, something with a bit of space for our grandchildren.
01:19Other than that, it just has to feel right.
01:26I'm house hunting by myself today.
01:28I have a husband, Geoff, but he's at work today.
01:31He's happy for me to do the groundwork.
01:33We've lived in Frankston for 40 years, so we want to stay in this area, just looking for
01:38something a bit smaller.
01:41I love the beach, the proximity to the Mornington Peninsula, but you can still get into the city
01:47easily.
01:48We've got great services here.
01:50The shopping, just close to so many things.
01:52We have family and friends here, and it's a beautiful lifestyle.
01:56So this is the place for us.
01:59Our budget is two to two and a half million.
02:03What we're looking for is something a bit similar to what we had, but smaller.
02:08So we'd love a pool.
02:10We'd love a wood fire.
02:11We'd love to be able to walk to coffee shops and nice walking trails.
02:15We love older homes.
02:18We don't really want something that's the same as the one next door.
02:22We're looking for something that's a bit different.
02:30Frankston is found just an hour south of Melbourne CBD, right on the edge of Porn Phillip Bay.
02:36It boasts a relaxed coastal lifestyle with plenty to do and see for visitors and locals.
02:41With its proximity to the city, Mornington Peninsula, and its dreamy beaches, it's not surprising
02:47why Janet and Jeff aren't leaving this beachside paradise.
02:56What we've got here is an incredible sort of mid-century modernist home, and it's got
03:02this lovely flavour once you get in there.
03:04It's a four-bedroom, two-bathroom.
03:07A lot of space.
03:08Already, does this feel a bit too big for a downsizer?
03:12I don't think so, but we'll see how it feels inside.

03:27First thoughts when I saw the front of the home was great bricks.

04:13When I walked into the home and saw that sunken lounge room, I thought it felt really comfortable

04:24Obviously, you'll add your own touch to the house, but the features that aren't going
04:27anywhere are the fish tank.

04:31That would be difficult to remove, but kind of quite.

04:35We've never had fish.
04:36Whether we'll keep them alive, I don't know.

04:43So should these fish be getting worried if you're not much of a fish keeper?

04:52The house has had a couple of renovations over its time, obviously, and as new kitchen.
04:58This area down here with the lounge and a second fireplace.

05:03Are you a gas person or do you like induction?
05:06My husband does the cooking, so I don't mind.

05:10But it is a good kitchen.
05:11It looks lovely.
05:13I love the kitchen, how it's tucked away, and the dining area is a great size, so having
05:18that extra space, we could add another table at Christmas or for other events, which is
05:22really handy.

07:49It's a low-maintenance block, so again, don't have to worry about the green thumbs.

07:55I love the stonework, that's beautiful, and that's an interesting little porthole up there.

08:03The facade's gorgeous, there's so much to look at with the stonework, so much detail.

09:12So I love the fact that they've got the timber in the work areas, and then obviously carpet in the bedrooms.

09:21Great home offer, so you could make that another bedroom or a media room if you wish.

14:43Whether I want to do the work, I don't know, but it's certainly got heaps of potential and
14:47could be a wonderful home.

15:03Again, it's down the back of the block, so it is beautiful and quiet.
15:07And it's a good size.

15:09And great storage.

15:10And again, if you just updated the wardrobe, you don't have to add a whole new one by any
15:14means.
15:15The bathroom could do with an update, of course, but not hard.
15:18The paint is a bit dark, so I think lighter paint would lift it and make it feel bigger
15:23and a change of floor coverings would make all the difference.

15:40So you've got pretty much Melbourne to Geelong through here.

15:55There is a lot happening upstairs.
15:58Another huge living area.
16:00And it has everything replicated, really.

16:04The upstairs has got lots of potential as well and more views.
16:07What do you think this is on the market for?
16:11Maybe $1.5 to allow for the renovation.

16:17They're looking for a little bit over that.
16:19It is a buyer's market.

16:21Obviously, there's a lot of money to spend on it, but at that asking price, you could spend the money and make something amazing.
16:29So many different things about the three of them.

16:47While I let Janet report back to Jeff on the house options we saw, I'm taking some time to have a look around the area.
17:05I bumped into a couple of locals who told me about what makes Frankston such a special place.
17:13Kristen and Jax, what a place to call home, Frankston.
17:17Absolutely.
17:18And actually, our house is literally just around the corner.
17:20Well, you are one of the lucky ones that lives on the beach.

17:23What else do you love about the area beside that golden sand?
17:27It is cool.
17:28So much for young families.
17:30We have festivals.
17:32Got the beach.
17:33It's got bayside shopping.
17:35It's close to the freeway, the infrastructure, the community.
17:39We've actually looked at different areas to live, but we always come back to Frankston.
17:44Always.
17:44So it's not just the gateway to the Mornington Peninsula.
17:47This really is a destination on its own.
17:49It has become a destination on its own.
17:51Beautiful Jeanette that we were working with to help her find her downsizing home.
17:56The choice is quite extraordinary when you're thinking it's either beachfront or you've got these amazing nature reserves.

18:05And what we've found is the mid-century vibe is so in vogue right now.
18:10They're just a renovator's dream.
18:12You can really have a lot of nostalgia with the home that you're buying and then turn it into whatever you want.
18:18You moved here and set up a business here servicing this community.
18:22Now, to me, that screams love.
18:25You know, for us, we needed to make an impact.
18:28It's all about the community.
18:31It's always lovely to hear from locals who truly love their area.

18:36And I can see that Frankston really is your home.

19:21Well, let's talk through the three houses that we saw together.

19:23House number one, that incredible mid-century modern home.
19:27It had all the trimmings.
19:28We had spas.
19:29We had pools.
19:31I loved it.
19:32I think the minute you walk in, it just feels like a home.
19:35It feels really comfortable.
19:36And those things are all such a bonus to have a pool, a spa, a wood fire.
19:41And it's near the coffee shops that we love.
19:43So we can walk to there, to the beach.
19:45It really does tick a lot of boxes, that one.
19:49House number two, that brand new build.
19:52Another great option.
19:53Such a pretty house.
19:55That's just absolutely perfect from when you walked up right through to the back.
19:59Everything was just so beautiful, so beautifully done.
20:02A lot to look at in that house, but it still felt cosy and not too overwhelming because
20:07you could close off an area and still other little places to sit and a beautiful home.
20:13And then house number three, I know when we stood outside, I said, be open-minded about it.
20:18But I really felt like it grew on you once we got inside.
20:22It did.
20:23It's always overwhelming when you look at a place like that and think, what could you do?
20:26And then within minutes, you're starting to think of things you could do.
20:30But it had a lot of interesting features and the view of that one was sensational.
20:35That's when you know you've got the renovating bug.
20:37When you walk into a place and you suddenly, the light bulb comes on.
20:41You're like, right, I know exactly what to do here.
20:43We could do this.
20:44Yeah, no, it was an incredible property.
20:47We had a bit of a chat about it all and we think we've decided on something.

21:14I love someone who knows exactly what they want and I could tell that that one really
21:19was such a good fit for you.

21:25I've since heard from Janet and Jeff that their offer on House One was successful.
21:30They're now enjoying their downsize while still being nice and close to the beach and everything
21:35Frankston has to offer.
