00:00Emily wants out of her cluttered condo and into a home in Atlanta with plenty of
00:04yard space for her five-year-old. Iris would love this. There's fish in here.
00:09Those are giant koi. A quirky cottage is right up her alley. It's got an Emily
00:14purple door. Really matches the aesthetic. Oh my goodness, look at this. So cute.
00:20But she's also prioritizing location. It's so far from everyone I know right
00:25now. That just makes me nervous. Can her friend and her agent keep her focused on
00:30what's most important? At this price you get all of the space without having to
00:36sell either of your other two properties. Big decisions.
00:55Hi. I'm Emily. I'm a technical writer and a full-time single mom by choice to my
01:03five-year-old daughter Iris. Ready for the pool today. I'm so happy to see you.
01:08I live in Atlanta in a condo. It's a two-bedroom, two-bath. We're ready to move
01:13because it's very small and we're living on top of each other. My friend Rena is
01:17gonna be touring houses with me. We met singing in a community chorus. Emily and I
01:23have a 20-year age difference? Yeah, about. She teases me about it incessantly. I can't
01:29believe you found a house before I did. I know. You looked for what, a week? I walked
01:34into that place and I knew immediately that's that was my house. Hopefully that
01:39will happen for us really soon. I really appreciate all of the life experience
01:44that Rena has and brings to our friendship and Rena has the eye of the
01:50entertainer. You have gatherings here in this lovely backyard. I want to bring my
01:55community to my house. I want to invite people over. I want Iris to have a garden
01:58and the play space outside and all their outdoor stuff. Which is your favorite, isn't it? Oh my gosh. I, no. I really, really want a sunroom and I can watch her be outside, but no bugs.
02:11So are you still looking specifically at Medlock Park? Yeah, it is close to her
02:16school, close to work, and my mom can get to us really easily. My mom lives about an
02:21hour away and she comes and watches my daughter sometimes. Do you think you're
02:25gonna be able to find what you're looking for with that $400,000 price point that
02:31you're looking for? I think I'm gonna have to. What happens if you find your dream home and
02:35it's higher price? I mean, I could sell one of my other properties, maybe. And I
02:41currently own a house in Marietta that's a rental and then the condo that I live in.
02:45But I can't imagine letting go of that property. I think we can get away with
02:49about 1,200 square feet. Two bedrooms, that's very manageable, very easy to take
02:55care of. I think you're delusional. I think you're gonna need a third bedroom when
02:59your mother comes to babysit. She needs to be comfortable. She's doing you a huge favor.
03:03Have you given any thought to what you want the outside of the house to look like?
03:07I'd like something with a lot of character, an older home, cottage-like, quirky, fun.
03:13One thing I do really want is a hobby room. She needs a space for her crafts and her
03:18creations and us to do our puzzles and to build all of our things. What features
03:22are you looking for in your house that will help you keep your ADHD manageable?
03:29After Iris was born, I was diagnosed with ADHD. Things just pile up and I get really
03:35overwhelmed and my brain just can't handle it. We need a drop zone as soon as we walk
03:42in so that we have a place to dump all of our stuff. I want manageable kitchen, kind of
03:48open but still defined. I don't want to see the dirty dishes piled up in the sink while
03:54I'm trying to sit and chill in the evening. Well, the solution to that is to clean the
04:00dishes and put them on the way before you sit on the sofa to relax. I'm just saying.
04:13This is a really cute area. I'm not familiar with it. It's really close to Medlock Park. It's like a neighborhood over.
04:20I like it though. It looks like there's going to be some kids living around here and I'm really excited to see this house.
04:26It looks really cute but with a 2-1, I'm afraid that's going to feel really tight for you guys.
04:32But did you see the backyard on the listing? It looks magical and I think Iris is just going to really enjoy that.
04:40And at $400,000, it'll let me keep my two rentals and it will be perfect.
04:50I don't know how I feel about the brown, but it's so kind of quaint.
04:55Well, hello, ladies.
04:56Good morning.
04:57Hey, Tony.
04:58Welcome to beautiful Valleybrook.
04:59This neighborhood is so cute.
05:00This is really an oasis. It's a cottage style, mid-1950s. What it lacks in square footage, it makes up for in charm.
05:08Okay.
05:09Wait till you see it.
05:11Wow.
05:12This is so cute.
05:13Wow.
05:14Look at the ceilings, make it look so big.
05:17I've been selling homes in Atlanta for 32 years.
05:20In this market, we are very short on inventory.
05:23A two-bedroom home in this area at $400,000, that's a hot deal and it's going to sell fast.
05:29There's also a nook here.
05:30And there's charm.
05:31There's a stained glass with it.
05:32Hey, look, that's a drop zone.
05:33That is a drop zone.
05:34Hey, yeah.
05:35We could pile all of our stuff there and even when people come over, the door would cover it.
05:40Step on up into the living area.
05:41Oh, I love that window.
05:43The purpose of the sunroom was so that I could be inside in the air conditioning while Iris is playing outside and I can still see her.
05:49And, I mean, you can be pretty much anywhere in this house and see outside and watch her play.
05:55Wow.
05:56This is a nice space.
05:57Gas stove, stainless appliances.
05:59Griddle in the middle.
06:00That's nice.
06:01Perfect for you to make your scrambled eggs and bacon in the morning.
06:04Yeah.
06:05Which is about the only thing you cook.
06:06Yeah.
06:07Yeah.
06:08Oh, my goodness.
06:09Look at these.
06:10Oh.
06:11Oh, that is so cute.
06:13I love that.
06:14Very nice.
06:15So much character in this house.
06:16Yeah.
06:17The, like, cabinets are low.
06:19I can reach.
06:20It's an Emily-sized house.
06:21I can reach the top.
06:22Oh, my.
06:24It's not always about size, but how you have usable space.
06:27Sure.
06:28Yeah, and this kitchen is so usable.
06:30Oh, this is nice.
06:31The floors are diagonal.
06:32It's cool.
06:33It's charming.
06:34Yeah, it's very charming.
06:35It all feels really open, but yet there's definitely defined rooms.
06:39Yeah.
06:40Now take us into the first bedroom.
06:42Oh.
06:43And I think this is likely set up to be the primary bedroom.
06:46Yeah.
06:47Doesn't have the ensuite bath.
06:48It's a little small.
06:50Let's take a look at Iris' bedroom.
06:52Okay.
06:53The vaulted ceiling carries through all of these rooms.
06:55Yeah, I really like that as well.
06:57And, you know, I'm realizing I really haven't seen a good space for your mom or for your
07:02crafting.
07:03Yeah.
07:04Yeah.
07:05I really love the vibe of this house, but I do see how we're going to have a little bit
07:09of the same problem that we have now, where we just have a bit too much stuff to fit in
07:15this space, and so anything out of place is going to start making it look very cluttered
07:20very fast.
07:21Okay.
07:22How cool.
07:23More marble floors.
07:24This is my shower curtain in my house.
07:26Yeah.
07:27Look, you have a rain shower.
07:28Oh, that's cool, but I wanted a soaker tub.
07:31I don't even have a bathtub.
07:33You can do anything with money.
07:36At $400,000, there's room for you to consider making changes as you need.
07:41Let's continue on.
07:42All right.
07:43Great.
07:44Oh, my God.
07:45Oh.
07:46What a knockout paradise, right?
07:48The chorus party right there.
07:51Wow.
07:52You've been wanting to have chorus people over, and you just haven't had the space.
07:56Wow.
07:57Iris would love this.
07:58Live out here.
07:59There's walkways and stairs and waterfalls.
08:02Oh, my gosh.
08:03There's fish.
08:04There's fish in here.
08:05Those are giant koi.
08:07They can be included with the sail if you choose to keep them.
08:10This is amazing.
08:11This is gorgeous.
08:12I'm falling in love with this house.
08:13Would it be really crazy if I bought it as, like, my in-town party home?
08:17Okay.
08:18First, don't steal my house.
08:19And second, you already bought one house before me.
08:21I love that.
08:22Come on, Rina.
08:23How does this feel to you?
08:24I love this house.
08:26It's almost like it was done for me.
08:27The backyard is beautiful.
08:29The neighborhood feels good, too.
08:31And at $400,000, I could keep both of my current properties.
08:35Yes.
08:36But there isn't a third bedroom for your mom.
08:38Yeah.
08:39There isn't a really good craft space for you to spread out and do all your stuff.
08:43When you put both of those together, that starts to concern me.
08:47Maybe we need to go look at some larger homes.
08:52Tony finds a three-bedroom in Medlock Park, but the price is an issue.
08:56How do you feel about that?
08:58I don't know.
08:59It makes me really nervous.
09:06So this is Medlock Park.
09:08Exactly the neighborhood that I want to be in.
09:11It's central to Iris' school.
09:13There's a lot of parks and playgrounds.
09:16I saw what the houses listed at.
09:18Yeah.
09:19$4.95.
09:20Yeah.
09:21I don't know.
09:22It makes me really nervous.
09:23This might be good motivation for you to sell your other two houses if this really does
09:28work out.
09:29Yeah.
09:30I really don't want to do that.
09:32But I also really want to make sure we get the right house.
09:35Oh, wow.
09:36I'm digging these trees.
09:37Yeah, those are beautiful.
09:38Welcome to Medlock Park.
09:39Hey, Tony.
09:40Hey.
09:41It's American small house cottage style.
09:42It's adorable.
09:43It's an older home, and you can tell that.
09:44It's got some character.
09:45And it's got a purple door.
09:46I know.
09:47I saw that.
09:48You like that color?
09:49I love that.
09:50It really matches the aesthetic.
09:51I am just, I'm really worried about that price.
09:52It's a lot higher than we've been talking about.
09:53For this price, this is what we're going to see, especially with the two full baths.
10:10Come on in.
10:12It's big.
10:13It's nice and bright.
10:14It looks like they've done a nice job of, like, updating it.
10:17The one thing I'm not seeing, right here when we come in, where do we put our stuff?
10:24There's no drop zone.
10:25If we put it here, I mean, I don't know.
10:27When other people come over, it's going to be the, they're going to see a pile of stuff.
10:31Would you put it right inside the next room there?
10:36Yeah, I don't know.
10:37That's definitely going to be a problem, though, if there's no drop zone.
10:40Well, let's go check out the primary suite.
10:43Oh.
10:44This is fancy.
10:45I know.
10:46This is nice.
10:47I'm digging this really, like, plush carpet.
10:50Yeah, the carpet's nice.
10:51It feels good, doesn't it?
10:52It does.
10:53Yeah.
10:54I, on my own, don't really need this much space just for me.
10:57We could turn it into a second living space.
10:59Listen, as Iris gets older, you're going to need a sanctuary.
11:04Trust me.
11:05It has a full ensuite, newly updated.
11:08It's definitely a large bathroom.
11:10Like, why is there not a soaker tub in here?
11:13At $4.95, I would think there'd already be something a little bit nicer in here.
11:17But it has the second bathroom, which is not something we've seen in homes that were priced lower than this.
11:23We'll walk through the dining room.
11:25You can see the living room right here, dining room here, and it flows right into the kitchen.
11:30So it's that, like, open space, but defined.
11:34So we can keep everything where it needs to be.
11:37More purple.
11:38Imagine that.
11:39Purple just makes me happy.
11:41Yes.
11:42I love it.
11:43I think these are the same cabinets that I put in my condo.
11:46My only worry is this feels very separated from the rest of the house.
11:50Yeah, I see what you mean.
11:51If I'm here cooking, I can't watch Iris do anything.
11:54Yep.
11:55What they advertised as a sunroom is really a massive and beautiful utility room.
12:01Oh, yeah.
12:02And look at those cabinets.
12:03That's so much storage.
12:04Maybe this is your craft area.
12:06I mean, you could even put a small table there if you wanted.
12:09Lots of natural light.
12:10Yeah, these windows are nice.
12:12Isn't this a great deck?
12:14Oh, wow.
12:15That's lovely.
12:16And private backyard.
12:17I like the size.
12:18Doesn't feel unmanageable.
12:20But where would I watch her play?
12:22I'd have to be outside.
12:24Yeah.
12:25I don't know how I feel about that.
12:27And you already have a ramp for when you catch up to my age.
12:31Never.
12:32I'll never catch up to you.
12:33You do know that, right?
12:34Yeah, I know.
12:35I know.
12:36Sharp left turn.
12:37And then we have the secondary bedrooms and the bathroom that supports them.
12:41This could definitely be Iris' room.
12:43Hobby room, craft room.
12:45Maybe somewhere for my mom.
12:46Yep.
12:47And that's kind of the beauty of having three bedrooms.
12:50Yeah.
12:51Is you have that flexibility.
12:52Yeah.
12:53That when we're seeing two, two, one and a half, it just didn't exist.
12:56Preach, mister.
12:57And then we keep it.
12:58I've been trying to tell her this.
13:02I really do like this house.
13:04It is definitely my aesthetic.
13:06Purple door, the purple tile, but there's no, like, drop zone.
13:10And there's also no sunroom.
13:11But this is exactly where you said you wanted to be.
13:14The location here is perfect.
13:16But I'm really concerned about the price.
13:19That's my biggest concern.
13:20If you sold your rental house and your condo, do you think that might make it work?
13:26I'm not sure I really want to do that.
13:29Tony tries a less expensive option that would give Emily everything else she wants.
13:34With one exception.
13:35I don't really know anyone who lives in this neighborhood.
13:39So I'd have to rebuild my community from scratch.
13:42School started recently.
13:49How is Iris doing?
13:51She's doing great.
13:52She's made a couple of little friends, and she has a different best friend every day,
13:57which is really cute.
13:58I was looking at the listing last night.
14:00The price certainly hits it.
14:02$399, I think it was?
14:03Yeah, the price is great.
14:05And it looks huge for that price.
14:07Huge, yes.
14:08Which is awesome.
14:09The neighborhood, it's cute.
14:11But it is really far away from everything.
14:14I don't really know anyone who lives in this neighborhood.
14:17So I'd have to kind of rebuild my community from scratch.
14:27Very cool.
14:28Yeah, this fence is cute.
14:30I love the fence.
14:31Well, hello, ladies.
14:32Hey, Tony.
14:33Sorry we're late.
14:34It was really far away.
14:36Well, welcome to idyllic Gresham Park.
14:38You wanted to see something closer to that $400,000 price.
14:41I like the price.
14:42So here we are.
14:43Yeah.
14:44So this is a traditional brick bungalow where there was an addition of the second level.
14:48Okay.
14:49I like the brick on the outside.
14:50That's nice.
14:51I think you're going to love having all this space.
14:54All right.
14:55Oh, okay.
14:56Let's start with this living room.
14:58They have laid in new luxury vinyl tile floor down here.
15:02Yep.
15:03Okay.
15:04I like the funky wall.
15:05You like that accent wall?
15:06Yeah, I do.
15:07How they framed that out and painted it.
15:08There's your character.
15:09$25 a can of paint can come in here and make it Emily.
15:12Purple, pink, yellow, rainbow.
15:16I love it.
15:17All over the wall.
15:18I love it.
15:19I'll even help you paint.
15:20How about that?
15:21This is actually a great nook for a drop zone.
15:22Oh, yeah.
15:23Put some shelves there and some hooks on the wall.
15:25And that works really well for my ADHD systems that I have set up.
15:28What about this kitchen?
15:30Wow.
15:31Wow.
15:32This has got to be at least two or three times the size of my current kitchen.
15:35It is.
15:36Yeah.
15:37Well, this is bigger than the dining room.
15:38It's additional living space.
15:40Yeah.
15:41Where you use it for dining or a hobby room or any other flex uses you can think of.
15:45You have options.
15:46Yeah.
15:47Well, while we're here, let's look at this beautiful backyard.
15:48This looks really nice.
15:49Whoa.
15:50This is huge.
15:51And look at all the trees.
15:52Oh, my gosh.
15:53This is beautiful.
15:54So this is one of the benefits you get of being in Gresham Park.
15:58They just have amazing, amazing rear yards.
16:01Yeah.
16:02I mean, it'd definitely be a great yard to have people over, the kids, the community.
16:05It would be a space for everyone, that's for sure.
16:07Are you starting to fall in love with Gresham Park?
16:10I like the house.
16:11You like the house?
16:12So this is a full bath.
16:18Look at these countertops.
16:20Sparkly almost.
16:21Oh, cool.
16:22That's nice character.
16:23I like that a lot.
16:24This bedroom feels a little small.
16:26This is Iris' room.
16:27She's got a door to the outside.
16:29She does.
16:30It goes out to the deck.
16:31And let's step out there and take a look at it.
16:33This is just a big concern to me, for Iris to have such easy access up here when she's,
16:40you know, five.
16:42You could always make these so they're not functioning doors, so they won't open.
16:46Okay.
16:47About $1,500 to make that type of change.
16:49Okay.
16:50This is the second secondary bedroom.
16:53Oh.
16:54This could be good for your mom.
16:56Yeah, it could be good for my mom.
16:58Emily, welcome to the primary suite.
17:00It's a decent size.
17:02Lots of storage.
17:03Check it out.
17:04Oh.
17:05You found it.
17:07It's a big giant tub.
17:09Yes.
17:10I could swim in here.
17:11I know it's been a dream item of yours for a long time.
17:14Yeah.
17:15This is a grown-up bathroom.
17:16It is.
17:17I can't argue with you.
17:18It's a really big house.
17:20It has the space for the hobby room.
17:22It has the space for my mom.
17:23It has the drop zone.
17:24And I think my favorite thing about this house is the tub up in the primary bathroom.
17:29That is amazing.
17:30What about the things that don't make you feel as good about this home?
17:34The biggest one there would be the location.
17:36It's so far from everyone I know right now.
17:39Are we going to have to start from scratch building our community?
17:42I don't know.
17:43That just makes me nervous.
17:44But at this price, you get all of the space without having to sell either of your other
17:50two properties.
17:51Big decisions.
18:03We looked at some really great houses.
18:04It makes the decision harder somehow.
18:06I know, but that's why I'm here, to help you make an easier decision for you.
18:10Let's talk about that two-bedroom oasis.
18:13The house was listed for $400,000 close to the Medlock Park area where I wanted to be.
18:18That was really nice.
18:19Yeah.
18:20The whole house just felt like me.
18:21It had some cottagey, quirky charm.
18:24I mean, that backyard was just amazing.
18:27Iris would just turn it into her whole fairyland garden.
18:31But I'm afraid with only the two bedrooms, there's no good space for your mom.
18:35No space for a hobby or craft room.
18:37I think that's going to feel really tight.
18:40What about that quirky ranch that was in Medlock Park, exactly where you wanted to be?
18:44Oh, yeah. I love that location.
18:46But I am really concerned about that price.
18:48And Tony said that it might go for even more than that.
18:51Oh, wow.
18:52But I really like that house and that purple door. You know I love the purple door.
18:56I know you do.
18:57You have that wonderful primary bedroom, but you do get two other bedrooms, which I think is really going to be a good thing for you.
19:05I agree.
19:06But there wasn't a soaker tub.
19:08That's really hard to spend that much on a house and not have that wish fulfilled.
19:14There was that large, updated, traditional house in Gresham Park.
19:18The price is great. I wouldn't have to sell my other two properties, which I really like.
19:22It gave you so much space, so many options.
19:25I do like that there would be a space for my mom.
19:27And it would be great for entertaining in that giant soaker tub in the primary bathroom.
19:33That was a dream.
19:35But it was really far from everything.
19:37I feel like I'd have to almost start from scratch in building my community.
19:41It's an opportunity to maybe expand our community.
19:44Yeah, maybe. That feels like another task, you know?
19:47I worked really hard to build the one that I have now.
20:00Hi!
20:01Hi!
20:02I chose the Quirky Ranch with a purple door in Medlock Park.
20:05You've gotten so much done!
20:07Oh yeah, that midnight hyper-focus.
20:08Yeah.
20:09I chose this house for the location and our community is here, but also because I just loved it.
20:15After talking it over with Tony, we knew that we had to offer more than the list price.
20:19So we offered $520, and it was accepted.
20:22And in order to make that work, I'm selling both my rental property and my current condo.
20:27It felt worth it because this is going to be the house that we're in for a really long time.
20:32This is so much more comfortable.
20:33Yeah.
20:34I was a little concerned because there was no obvious drop zone, but I found a place for
20:39it.
20:40It's in the dining room.
20:41We've got a place for Iris to hang her backpack, and my stuff and our shoes can tuck right
20:46under there.
20:47What was the primary bedroom, we're using as the hobby craft room.
20:50I love that that space is right off the living space, so we're going to use it a lot.
20:54Hi!
20:55Hi, Levi!
20:56We love the backyard.
20:58Iris can have her friends over for casual play dates.
21:01I'll hang out with the moms on the back deck, and it'll be great.
21:04I'm so excited you guys are in the neighborhood with the playground so close.
21:07It's like right in between the two of us.
21:09I know.
21:10It means a lot to me to be able to provide this home for Iris.
21:13I'm just really proud that I've been able to accomplish this, and I think it's going
21:18to be a great place for her to grow up.
21:20We're going to make some really good memories here.
21:24Like the
21:35people.
21:36Come on.
21:37Thanks for joining me.
21:38Bye.
