00:35and CPP which is the Canadian teachers pension fund we've closed 260 odd units with with these two
00:44entities and we've now agreed a framework for a thousand plots in totality which I would love to
00:50focus in the east and west midlands so we're dangerous within about an hour and a half radius
00:55of Birmingham city centre so that falls into the east and west midlands quite comfortably
00:59so I really like Leicester I'd love to get a scheme up and running in there in the next couple of months
01:04Nottingham but also through into your Worcesters and your Coventry city centres we have got more
01:12stock coming through in Birmingham city which I'm really excited about and watch this space on
01:17press coverage that'll be coming through in recent months so at Waver's Bay we have a really strict
01:22matrix that I tend to operate within so I need a site that is in or on the inner ring road I need
01:29a population north of 250,000 average salary needs to be north of 32,000 and there needs to be an
01:36employment anchor and typically we won't look at sites that are under three acres if I can hit all
01:41of that criteria I know I'm able to selling to get out of these schemes
