00:00I don't know what to do.
00:01It just doesn't work.
00:03We lived in this house as a duplex,
00:05and then we started making it back into a single-family home,
00:08which has turned into a catastrophe.
00:12Unduplexing a house, it takes a very specific set of skills.
00:16I can't imagine this project being done by a DIYer.
00:20Every project we've done in this house
00:21balloons into a thing that's impacting our work,
00:24our marriage.
00:25This is starting to get above our pay grade.
00:28This project is massive.
00:30I have to rework their entire floor plan.
00:34I was hoping for a savings.
00:35Doesn't sound like that's going to happen.
00:36I don't think there's a savings.
00:38Oh, shoot.
00:39Jake, you guys find the shut off?
00:41This has to work.
00:43We're not doing this again.
00:45Oh, my gosh.
00:48Oh!
00:49Between social media, how-to videos, and faceless tutorials,
00:52inspired DIYers are taking on bigger and bigger projects,
00:57leaving their homes in complete chaos.
01:00What have you done?
01:01There's a thing holding the wall.
01:03The flood needed.
01:04This was a DIY gone wrong.
01:05What have we started?
01:06This is sketchy.
01:08You step in the wrong spot.
01:10You're going through.
01:11Yeah.
01:14For years, I've helped families in Southern California
01:17restore order to their dream homes.
01:18Ho, ho, ho!
01:20We're done!
01:22Now, I've moved my family to Park City, Utah,
01:24where I'm rebuilding my business,
01:26and I know it's not going to be easy.
01:28New town, new business, new wrecks.
01:31I'm going to meet with Max and Joanna.
01:45It'd be nice to be out on the mountain today.
01:47You move to the snow thinking you're going to snowboard every day,
01:49but you don't.
01:51That said, I'm really interested to see what Max and Joanna
01:55have going on with their house.
01:56Not only is there some history there, but it just sounds confusing.
02:00We've been married for 15 years.
02:08No, it will be 15 years.
02:09No, it'll be 16 years.
02:10Since that time, we've had Caleb, who's 11, and Lucia, who's 6.
02:13Come on.
02:15Max and Joanna are, like, go-getters.
02:17Max has been on the city council.
02:19He's a commercial real estate agent.
02:21He has a family restaurant that he now owns
02:23that's been here for decades.
02:25And then Joanna, she's a physical therapist.
02:26She started a nonprofit.
02:28Their kids go to school with my kids.
02:30These are the people to know in Park City.
02:32Where we live in Park City is really the last best place to raise a family.
02:37We feel really lucky to live here.
02:39But we have a wrecked house.
02:45This house has a long history.
02:48It was originally built as a duplex.
02:50It was a single family home when I bought it 18 years ago.
02:53Then I turned it back into a duplex to make some money off the house.
02:58We had to add a kitchen.
03:00We had to add some stairs.
03:01Then Joanna moved in and we lived in this house as a duplex.
03:05And then we started bumping our elbows out and making it back into a single family home.
03:10We had to bump out walls, change closets, and remove walls to combine rooms.
03:16Which has turned into a catastrophe.
03:20Closet doors open out.
03:22This one opens out into this one.
03:24And then when this one's all the way open, this door didn't turn close.
03:30This door's going away.
03:31There's two of everything.
03:33We have two kitchens, two stairwells, two fireplaces, two front doors.
03:38We have an office that's torn up and a guest room that doesn't work.
03:42Our son has to walk through a laundry room and his sister's room to get to us.
03:48And we have a hobbit bathroom under the stairs where people actually hit their heads.
03:53We're at a loss for how to make it work and to make it cohesive
03:57between basically two separate houses.
04:00Of course I want to help, right?
04:02Max and Joanna, they're my neighbors.
04:03I just don't know.
04:04I don't know if this project is doable.
04:06Unduplexing a house, I would argue that it takes a very specific set of skills.
04:11I can't imagine this project being done by a DIYer.
04:15Coming in and being like, oh, I know what I'm going to do.
04:18I'm just going to redo my whole house.
04:20Like, that's not, that's not a thing.
04:22Oh, I love my husband.
04:23I've seen this so many times.
04:25This is starting to get above our pay grade.
04:28We make decisions so differently.
04:29I just do.
04:31Joanna plans and doesn't always do.
04:34So between the two of us, it's not likely that we would ever unduplex this house.
04:39I don't know what to do.
04:41It just doesn't work.
04:43We don't want to leave this place.
04:46This is where we want to be.
04:47This is it.
04:48This is sort of our Hail Mary.
04:50And I can say for both of us, I think, we're not doing this again.
04:53Hey, Connie.
04:54Nice to meet you.
04:55I'm your husband.
04:56Hi, Max.
04:57How's it going?
04:58Hi, Jasmine.
04:58Nice to see you again.
04:59You too.
05:00Thanks for coming over and checking it out.
05:02This is Brody.
05:03Hi.
05:03I'm excited to be here.
05:04Well, us too.
05:05I'm happy you found one of the doors to come in.
05:07Yeah, we don't really have a closet.
05:09Oh, my gosh.
05:10On the printer.
05:11So this is why, yes, we should have had you come in the other front door.
05:15There's two front doors.
05:16There are two front doors.
05:17So I noticed you have, like, this porch that goes around the house, which is cool.
05:20Max built that in.
05:21But in doing so, we actually created kind of two entrances.
05:25So people don't know which front door to actually come in.
05:29Okay.
05:29So there's two front doors.
05:31Kind of two houses.
05:32There's two of everything.
05:33But then we don't have really one main place.
05:37What is this room?
05:38This was the rental side.
05:40During COVID, we really changed it to, like,
05:42kid center, activity room, our workout area.
05:46Every project we've done in this house balloons into a thing that's impacting our work.
05:51Our marriage.
05:52When we start making decisions and we're on different timelines,
05:55it feels like a weight that we don't want.
05:58Because I've done so many projects, it does feel like all eyes are on me to figure out a solution.
06:04That's just not good for our relationship.
06:06And I'd rather work on building our relationship than building our house.
06:10I've never seen a bathroom this small.
06:20Maybe on an airplane.
06:21And it's so not to code, it makes me nervous.
06:25Who actually did the work on this bathroom?
06:27I did.
06:28We did not ask the building department if this was okay.
06:34You know what I want to say.
06:35Yeah.
06:35I've changed my whole philosophy from DIY to YDI.
06:42You do it.
06:42I'm a little concerned just as we start digging in because permits weren't pulled.
06:48We're going to have to figure out how to bring this up to code.
06:51What is this space?
06:53This was the rental kitchen slash living room.
06:55We don't use this kitchen.
06:57It is not operable.
06:59Max picked the cheapest things that you could put in.
07:01It's for a rental.
07:02But this has not been a rental for 10 years.
07:05This is just wasted space.
07:07If it's not going to be a kitchen anymore, what do you want this to be?
07:11Maybe this is like KidZone or something of the sort.
07:14Okay.
07:14Or a place where we can help them with their homework.
07:17We find ourselves on the couch helping them with homework in the main part of the kitchen.
07:22Yeah.
07:22We put in this gas fireplace, right?
07:25This was actually a wood-burning fireplace.
07:27We did feel like this was safer for renters.
07:31Who did this work?
07:32Uh, this was an HVAC guy that I knew from doing hood fans at restaurants.
07:38Okay.
07:38That tracks.
07:39Design-wise, we've really struggled with what to do.
07:43This is the YDI.
07:45Yeah.
07:45This is the help!
07:48All right.
07:48I think I have to see this through this door.
07:50This is the door to the back of the house.
07:51Mm-hmm.
07:52Get ready to step into a different era.
07:55Oh, my.
07:55All right.
07:57Wait, I feel like I'm in a different house.
07:58Yeah, what makes you say that?
08:02This is wild.
08:03There was one house, and now I'm in another house, but they're connected,
08:06and somehow Max and Joanna and their family, they're living in this.
08:10Staircase number two.
08:11Kitchen number two.
08:13Literally no connectivity between this side and that side.
08:18Mm-hmm.
08:19Except for that little door.
08:20This is where we spend most of our time.
08:22This dining room table is very tired.
08:24Okay.
08:24It serves as the craft center, the meal center, both of our offices.
08:29By the end of the day, it is piled with things.
08:33So you did a kitchen renovation how long ago?
08:36That was 10 years ago.
08:38We ended up with this kitchen that we think functions pretty well, but it has some issues.
08:43The floor was like this when they finished?
08:45That was their finished product?
08:46Yeah.
08:47Yeah.
08:47Okay.
08:48So let's talk about your design style.
08:51He's literally like function.
08:54I want function forward.
08:55Yeah.
08:56And I come from Vermont where there's like craftsmanship and there is history.
09:02We want spaces to be warm.
09:04We don't want it to feel cold, and we don't want it to feel cookie cutter.
09:06I love all of that.
09:08I feel like I have a bit of a handle on the first floor.
09:11This is the staircase you plan to keep?
09:13This is used the most, and it seems to make the most sense when we get upstairs.
09:18I don't know if I'm ready for this.
09:19Yeah.
09:19You gotta pump yourself up there, sister.
09:21This is a massive project.
09:23This is probably one of the biggest projects I've ever looked at, and I've only seen half of it.
09:27I don't understand how this house is put together.
09:31How do you turn this into a usable floor plan for a family?
09:35Oh, no.
09:37This is the room we really wrecked.
09:40You really did.
09:41You can't even use this room.
09:42Not at all.
09:43We started a project, but then we don't know where that ends.
09:47Yeah.
09:48It just became...
09:49This is the laundry room?
09:52Yes.
09:53This is Lucia's room, and then this goes into Caleb's room.
09:57So this is literally Caleb's hallway.
10:01Oh my gosh, you guys.
10:02This is...
10:02This is wild.
10:04I didn't think it was possible, but I think the second floor here is actually a bigger project
10:09than the first floor.
10:10It doesn't work at all.
10:11As they get older, this is really not gonna work.
10:15This is the driver basically of everything, because we look at this brief amount of time
10:22that we have with our kids for the next eight to 10 years, and that is like the golden stage of
10:28our life with these kids here.
10:29We want to make sure everybody in the family has that moment, that space for themselves.
10:34Yeah.
10:35I mean, this is...
10:35This is tough.
10:38This is a journey.
10:39This project, the complexity, is massive.
10:44Trying to rework this whole floor plan is one thing on paper, but then to actually make it happen,
10:51that's a whole nother thing.
10:53And I don't know.
10:55This is a big project.
10:56I understand why it is the way it is.
10:59You really can't accomplish anything unless you do the whole house.
11:05What would the budget be for that project?
11:08You know, we don't have liquid cash that we would need to do this big of a project.
11:13So we went and got a home equity line of credit.
11:15Can we do most of this or all of this for $350,000?
11:21That's...
11:21Yeah, that is...
11:22Top.
11:23That's it.
11:24I don't have the full answer.
11:26I know we can do a lot, but I think we should break this project into two phases.
11:32I think the first phase would be we unduplex the house.
11:36Yeah.
11:37Right?
11:37And then the second phase would be connecting all the spaces together.
11:41$350,000 is a lot of money.
11:44And $350,000 when you're borrowing against your house, it feels like even more money.
11:49I'm going to protect that investment.
11:52I appreciate that so much.
11:54I just...
11:55It's nice and validating to hear that you understand the pressure and importance of this project for us.
12:03I think the worst-case scenario is halfway through the project, this is all we can do.
12:08That really scares me because if we get halfway through this and it becomes this thing that balloons
12:14financially, let's just burn it down.
12:17It's over, right?
12:18Like, this has to work.
12:19I'm excited.
12:20You guys are my first, like, true in-Park City clients.
12:24I'm just looking forward to it.
12:25I'm excited that we get to challenge your creativity.
12:27Okay.
12:27Let's see how this goes.
12:28This project is so much more than just, like, a nice renovation.
12:33I have to rework their entire floor plan of their house.
12:38My other concern is Max and Joanna are pillars in this community.
12:43If this doesn't go great, it's going to really be a detriment to me trying to build my business.
12:49That said, I know that there's an opportunity here.
12:52And I know that if I can get this project done and if I can do a great job, it will really help my business.
12:57So, yeah, this has to go well.
12:59And here comes the impact.
13:02You better open your eyes.
13:06Brace yourself for the fading of light.
13:10This is a special place.
13:12And we're handing it over.
13:14It's just kind of crazy.
13:15We let our kids paint their whole rooms and demo some walls, and it's been great.
13:21Anyways, I guess this is my bon voyage moment to where we brought our babies home.
13:27I'm so thankful that we have people who are going to help us create the functionality we need
13:34to create more memories in the future.
13:36The total budget on this project is $350,000.
13:41I'm breaking that up into two phases.
13:43So, the first phase will be $165,000, and the second phase will be $185,000.
13:49The family is going to stay with Max's dad.
13:51I have to de-duplex the house, and I have to get into phase two as quickly as possible.
13:55All right, they're out.
13:56Looks like it.
13:57Looks like they had some fun, too.
13:58Sure.
13:59Matt and I just finished working on his house, which we're still friends, which is great.
14:05But, you know, he's proven to me that they're ready for bigger projects.
14:09This is a very interesting layout here.
14:12I think phase one is we de-double the house.
14:17Okay.
14:17We'll get rid of the rental spaces and turn those spaces into family spaces.
14:23So, we're going to dig into the front of the house, their makeshift workout room,
14:28the living room.
14:29We're going to get rid of the second kitchen.
14:31We're going to get rid of the second staircase.
14:33At that point, they'll just be one of everything, but we still need to connect them and make sure
14:37that this house flows.
14:39And I think phase two will be an opportunity for us to really make this Max and Joanna's house.
14:44That's when we'll focus on giving them a proper kitchen and dining area and finally untangle
14:48the mess of upstairs bedrooms.
14:50But down here, we'll start with the staircase.
14:52In my opinion, the staircase that stays is the one that's backed by the kitchen.
14:56This staircase goes.
14:58This is going away.
15:00Who knew I was going to say that?
15:02Jasmine, this is not going away.
15:05Their living room needs to grow.
15:07They want to be cozy.
15:08They want the fireplace.
15:10They want to have their TV on the wall.
15:11And this wall is in the wrong spot.
15:14I'm pretty sure this is probably a bearing wall.
15:16So, we're going to have to come in.
15:17We're going to head that off.
15:19That could mean footings in the crawl space.
15:21And not only that, but then we have the electrical panel.
15:24That could easily be 20 plus thousand dollars just to move this wall.
15:29It has to go.
15:31We have to move it, even for $20,000.
15:34You know why?
15:35It doesn't work with this wall here.
15:36It just doesn't work.
15:37Max did as much as he could in this project on his own.
15:41But he can't move this wall.
15:42We can move this wall.
15:44Okay.
15:45Well, if that's what you want to do, then there's a lot we got to figure out in this wall.
15:53I don't want to spend $20,000 to move this wall.
15:55So, if we don't have to add extra structural support under the house, if the existing footings are enough,
16:00then this will definitely be less expensive than I expected, which would be a huge win.
16:06What are you seeing?
16:07There are three footings down here already, but where we're moving that wall and picking up that load,
16:12I think we're going to have to probably add another one over to the foundation.
16:18I mean, it sounds like it can happen.
16:21It can happen.
16:21We can get that footing in and then move that entire wall.
16:26I was hoping for a savings.
16:27It doesn't sound like that's going to happen.
16:28I don't think there's a savings.
16:31We have to take that wall down.
16:34I'll call the engineer, get him down here.
16:35Cool.
16:36Thanks for going down there.
16:37I love a good crawl space.
16:38So, here's my plan for this entire first floor phase one.
16:51You come in the front door.
16:52That staircase is completely gone.
16:54What that does is it gives us room for a proper entry and a bathroom that you don't hit your head on the ceiling.
17:00Door stays where it is.
17:01The vanity can flip to the other side, do a beautiful zelial tile behind a new bathroom sink.
17:07This kitchen has to completely go.
17:09We'll replace it with a really functional workspace for the kids.
17:13They can have a little beverage center, some shelves to put things on.
17:17And that will kind of tie into our new living room.
17:20It should be nice and big because we've completely gotten rid of this wall.
17:23The fireplace centers.
17:25We do bookshelves on either side.
17:27Because they don't have any storage or anywhere to display photos or anything in here.
17:31Behind the living room now, we have the gym.
17:34We'll add a wall with some glass pocket doors.
17:36Wallpaper the ceiling.
17:38And this will be a really nice space for them that you don't see when you first walk through the door.
17:42We'll lay down engineered hardwood flooring throughout.
17:44Then we'll remove the tiny door that leads to the other half of the house.
17:48And widen the opening so that both spaces are finally fully unified.
17:52Never has somebody come in here and been like,
17:54Look, this is what the house is going to be.
17:56We are actually going to change it into this.
17:58And we're going to do it right.
17:59Yeah.
18:00I'm calling the design style for this house.
18:02New England goes west.
18:03Joanna is from the Northeast.
18:05She loves that, like, eclectic Vermont style.
18:08So we're bringing a little bit of that style into this kind of western vibe that Park City is known for.
18:16Right on schedule.
18:17Hey, my time out.
18:20My time.
18:21Right on schedule.
18:23The biggest steps we're taking to de-duplex this side of the house are moving the wall and getting rid of the staircase.
18:30Both of them involve a lot of framing work and a lot of just planning.
18:35And these are both things that Max and Joanna never could have taken on on their own.
18:40You guys have been busy.
18:41This is great.
18:42No staircase.
18:44It opens it up a lot, right?
18:45Yeah.
18:46Totally different.
18:47This is how it should have been from day one.
18:48I agree.
18:49We've got a bathroom.
18:51Yep.
18:51You're standing on the vanity right now.
18:53How close are you to putting the beam in?
18:54We're just getting ready.
18:55We built two temporary walls.
18:56Okay.
18:57Yep.
18:57So once we get the new beam in place onto these posts, then the temporary walls come down.
19:03Correct.
19:03And then you have this huge open space.
19:06This is the most legit thing that's ever happened to this house.
19:09Right?
19:10Of all the construction and all the years and all the people, this beam is the key to de-duplexing this house.
19:17There were two spaces.
19:18Neither was really the right size.
19:20It was confusing.
19:22It was weird.
19:23It's not weird anymore.
19:24Do you agree it was worth it?
19:25I think it was worth it.
19:26They'll love it.
19:27They're going to love it.
19:28I think they're going to love it, too.
19:32The wall is down, which is great, but we still are early in this project.
19:36We've spent a lot of money, and I still have a lot of work to do, so that definitely does not feel good.
19:42Keeping me up at night.
19:43It's a lot to take on a project this big, so we just have to be really cautious.
19:51Oh, my gosh.
19:53What happened?
19:54There's still water in the pipe?
19:56Jake?
19:58You guys find the shut off?
20:01Oh, my gosh.
20:05Water's off.
20:05Yeah, the HVAC guy cut into the water line, and it was off, but the plumbers filled it up to test it,
20:12and then they didn't drain it out.
20:15Okay.
20:15So I think we're good.
20:17Oh, if it's not one thing, it's another, isn't it?
20:19Well, it looks great in here, other than the little shower we just had.
20:21Yeah, it's coming along.
20:23I'm so happy that this wasn't, like, a big deal, right?
20:26We don't have the time.
20:27We don't have the money.
20:28We don't have any room for big deals right now.
20:32So our gym is now framed, which you can see how big it's going to be.
20:36It's still a good size.
20:37This is the opening for our pocket doors, so the opening will be about this big, but that'll be amazing.
20:42Staircase being gone has made this into a proper bathroom.
20:45We're going to have a vanity there, different door, electrical panels moving over here.
20:51Check this out.
20:52The fireplace is now centered.
20:54This is the family room that they always wanted.
20:56And the nice thing, there aren't two of anything up here anymore.
21:10Hey, Jasmine.
21:11We're out doing the things that we love, camping, biking, hiking with friends.
21:16There's no way that we would be able to do any of this without you working on our house.
21:22We probably wouldn't be this congenial, so thanks for keeping our relationship together.
21:35Oh my gosh, this is way up here, and I don't even think I'm halfway there.
21:38Park City Mountain Resort reached out and asked if I might be interested in helping them refresh
21:46the Summit House, which is a ski lodge on the mountain. It's one of the main places to stop and
21:52like take a break. Of course, they want to do it right away while they have a team available.
21:56And it's commercial. I don't do a lot of commercial design. I've obviously got a lot
22:01on my plate right now with Max and Joanna's house, but this feels like something I can't pass up.
22:05I've been snowboarding at Park City for years. In 2013, we decided that we wanted to have our
22:12wedding here, and we actually got married on the mountain in one of the ski lodges. So when I got
22:17the email to help with this, I was like, oh my gosh, this is so cool. What a fun full circle moment.
22:23I've been going back and forth with the folks at Park City Mountain Resort
22:26as to what they're looking for as far as the design. Hopefully they like what I present,
22:31and maybe if they're game, we'll even start a little bit of demo.
22:36Oh, hi. How's it going?
22:37What? How are you? I'm Jasmine.
22:39Yeah, Emily. Hey, nice to meet you.
22:41Charles.
22:41Hi, Charles.
22:42Yeah, it looks different in here in the spring.
22:44Yeah, there's a little less snow, a lot less snow.
22:47A lot less people.
22:47A lot less people.
22:48Yeah.
22:49I mean, every time I've been in here, it's like popping. There's people everywhere.
22:53We probably usually have more than a thousand people a day through here. We love this building.
22:58It's a historic part of the mountain. It's been a great part of our history for 60 years. We want
23:03a little update, fun, refresh.
23:05So the building is going to remain intact.
23:07Yes.
23:08We're not going to do like a big gut redo or renovation or anything like that, right?
23:12So what does that leave? It leaves paint, carpet, upholstery, lighting and fans?
23:17I think so.
23:18I feel like there's such history in this building.
23:20We could do a little bit more justice to the design.
23:24Maybe we can elevate this a bit.
23:26The look that I'm channeling for this ski lodge is very cozy.
23:31I want it to feel like Park City.
23:32So in my mind, Park City has this like very Western vibe.
23:36So even in the upholstery, I'm trying to bring in some of that like leather
23:40and a little bit more of a pattern.
23:41So the thing I was thinking is on this big, huge wall here,
23:46I think there's a really great opportunity for a massive piece of art.
23:51We do a huge either black and white or sepia tone mural.
23:55So let me show you.
23:56This is one that I did in my warehouse a million years ago in California.
24:00I love this.
24:01Yeah?
24:02This would be super cool.
24:04So you've had this great view and I could see it kind of continuing it.
24:07So it gives you a 360 of where you are in the Wasatch Mountains.
24:10That would be kind of cool.
24:13We've got to do this quickly so they can prepare for the next ski season
24:16and somehow do this at the same time as Max and Joanna's house.
24:19So this is going to be a very busy few weeks.
24:23I don't know, do you think this is held on with glue or hot chocolate?
24:37We are probably halfway through phase one.
24:39Things are going really well.
24:41That said, I still have the rest of this phase and the whole next phase to do.
24:46So we still have a kitchen, we still have the whole upstairs.
24:49We just have to stick to the plan, trust the process and keep pushing forward.
24:53Jasmine!
24:54Sorry, you're just like out here roaming the cul-de-sac.
24:59I have a project inside that I wanted to kind of show you slash get your help with.
25:03Yeah.
25:03Joanna has always wished that they had a proper entry.
25:06The staircase going away gave us the opportunity to do something cool with this space.
25:11I asked Joanna to stop by to help me with a solution but also to try and ease her mind a bit
25:16because I know she's worried about this budget.
25:19Might look a little different.
25:20Oh my gosh.
25:25Oh, it feels enclosed.
25:26This feels so good.
25:27Like there's an entry moment and we can actually have storage.
25:32Oh, I'm so excited.
25:33What we're going to do is we're going to build this front area here.
25:36Okay.
25:36This is going to be a proper entry now.
25:39Yeah.
25:40Never had that before.
25:40We've never had that.
25:42We're going to build a bench.
25:43On the back wall, we could have millwork.
25:45Yeah.
25:46A wood detail with some hooks.
25:48You've always had two front doors.
25:49Mm-hmm.
25:50And nobody knows which door to go into.
25:52Yeah.
25:52It'll be nice to be like, okay, this is our front door.
25:55Turn it on his side.
25:57Yeah.
26:02Nice.
26:03Women and power tools.
26:05The way the world should be run.
26:06So while we're talking, how's everything else going?
26:09How's the budget?
26:11Well, I mean, it's a fair question, right?
26:13Yeah.
26:14Like it's going good, I would say.
26:17It's been a challenge because I want to make sure that we protect your budget.
26:22Right.
26:23And I know it's something you're concerned about.
26:25But it's definitely an issue, right?
26:26I mean, we're trying to, at this stage of our life, do a lot of things, right?
26:30But it's the reality of being where we are with young kids and safe for college and
26:35um, safe for retirement and do all of that. The reality is I'd love to just not worry about a
26:41budget at all, but I just wanted an update.
26:43I understand her concern. She's a busy mother of two. I'm a busy mother of two.
26:48There's only so much we can do in a day. She doesn't have the ability to offset any overage
26:53in the budget. They are stretched thin and they need to make sure that we do not go over.
26:59So far, we are actually within the budget.
27:02Okay, great.
27:03Yeah, we are. And
27:08we are. Um, and that's the good news, right?
27:11And I don't want you to feel like you have a laundry list after I leave.
27:15So to have something that's like, done.
27:18Yeah.
27:18You don't have to.
27:19Done.
27:19Done.
27:20Oh my God.
27:20I'm going to get a sign that says done.
27:23Yes.
27:24It's just done.
27:29This family needs to be able to spread out, right? They're using the dining room for everything.
27:38Being able to have a homework station, a nice desktop where they can do crafts,
27:43where they can do homework. This will be really helpful. So we've got the butcher block counter,
27:48the shaker cabinets in a lighter tone. We want this to be a calm space where you can sit and do
27:53homework or arts and crafts and just kind of like that neutral background for the family to live in.
27:58The gym.
27:59It felt like just one big room in here. And it was confusing, right? You walk in the front door,
28:04you see gym equipment before you see anything else. I think this is a great compromise, right?
28:10They now have a nice big living room, a smaller gym. For the design in here,
28:14I want to keep it pretty simple, but I want to do something that's fun.
28:18And my thought is, instead of doing wallpaper on the walls where you would see it from the other room,
28:24what if I put it on the ceiling? The design style for this project is New England Goes West.
28:31And I went with a wallpaper that has a warm golden tone to it. It's sort of like a gingham,
28:36flannel feel. And I think it's cozy and combines those two styles really well.
28:40Oh, my goodness. I'm excited for this bathroom to come together. Woo! Not only is this, like,
28:53a regular-sized sink, this is, like, massive. The bathroom that Max had put under the stairs,
28:59I mean, it was just so wrong. There were so many things that didn't work. Now that the second set
29:04of stairs are gone, we actually have the space to fit a bathroom, a proper-sized bathroom. And so
29:10adding this bathroom just makes it feel that much less like a duplex. Now this is an actual legal
29:16space, right? It's been inspected. It's been approved. This is feeling good. Got a lot of work to do
29:21still, but it's kind of good. It's coming. All right, we have 34 lights going up the mountain.
29:37I think the nice thing about this project is it's a really cool way to ingrain our family into this
29:43mountain even more, right? Our story continues. It's like we made it. My goal is to use the lights to
29:48kind of modernize this building. It has such cool, like, mid-century lines, but the lights that were
29:53in here before, they felt a little dated. And so bringing in some more modern lights to have a
29:58little bit more of a sleek silhouette I think will make a big difference. Oh my gosh! This looks so good!
30:04Beautiful! This upholstery had to be durable. So we went with a leather-look vinyl, commercial grade
30:12for the bench, because this has to be something that can take whatever is thrown at it. And then for the
30:17back, we went with a commercial upholstery as well. It's a little bit warmer. I wanted to kind of feel
30:22like a cabin, and I feel like this is getting there, right? Do you mind holding this corner? This wall
30:28before, it actually had some really fun go-get-em snowboard ski pictures on the wall. But I think
30:34that there's an opportunity for, like, bigger impact. And by installing a mural across the entire wall,
30:40the black and white, it really just adds a little bit of an edge. And I think people are going to really
30:46get a good feeling from it.
30:58Hey, Jasmine. Hey, Jake. How's it going? Going good. This looks beautiful. I like it a lot. You know,
31:05it's a pop of color, but it's muted color. Yeah. The tile itself has kind of a New England feel to it.
31:12It's a pop of color, but it's more muted. And it has, like, the blues and the greens and even some
31:16of the browns in it. So the mantle, are we going to put a cleat on before we put the tile up?
31:21Is there a mantle? There should be. I don't think there's a mantle.
31:27Let me know. In all of, like, the design things that issues, tile going all the way up.
31:34Can we add a mantle? This is the time, right? I mean, now's the time. We're going to, like,
31:39match this, the oak. Yeah. Just like a box mantle. Real simple. Simple.
31:44What do you think that's going to cost? Probably a couple, few hundred dollars, probably.
31:50Yeah. In my mind, every dollar that we spend in phase one is something less that we can do in
31:56phase two. In the big scheme of things, a couple hundred dollars for a mantle,
32:00it's not a lot of money, but I'm almost done with the money I set aside for phase one.
32:05I do think the mantle's worth it, but it does sting a little.
32:11Hi. Hi. How's it going?
32:13Well, this looks a little different than the last time I was here.
32:17What do you think? Yeah, this is awesome. Good light. Yeah.
32:21Max has put a lot of love into this project over the years, and some of it worked, some of the
32:26construction that he did, and some of it didn't. I just want him to be involved at this stage and
32:31really have some ownership of this bathroom. So I didn't actually bring you back to work on this
32:35part of the house? Yeah, well, it doesn't look like it needs my help, and I think if I touched it,
32:40it would just get worse, so. You said it, not me. Yeah, no, I'm fully aware of my work.
32:46We get to do the tile. Let's lay some tile.
32:50It's just a handcrafted, beautiful clay tile. It blends in with the mountains and the trees.
32:56It's going to be great. Oh, man. It's the other way. That's so cool. Don't need a helmet. This is
33:04amazing. So we're going to take the mud, and we're actually going to mud the wall, and then we'll just
33:08stick the tile onto that, and we'll do the spacers. So if you were going to do this bathroom, how would
33:14that have played out with you and Joanna? So Joanna likes to always have an out, right? She likes to
33:21always be able to change her mind. I tend to come at things like a quick decision is better than
33:28contemplative decision. I'll be like, who cares? The blue tile is here. Let's put it in. Her version
33:35would be, let's get this other one tile, and let's set it here, and I want to see how it feels when I wash my
33:42hands next to each one, and she would move them around. Those two things just don't job at all.
33:47No. It sounds like you guys are on opposite ends of the spectrum when it comes to
33:51making decisions. That's part of this, right, is figuring out when it makes sense to go through
33:56that process together, and when it makes sense to just kind of like hand it over, which is exactly
34:01what you guys did. No two people make decisions the same way. I mean, even for Brett and I, right,
34:06we have very different methods for making decisions. Brett says what he likes. I say what I like.
34:12And we do what I like. It works great. You want to do the restaurant? Let's do the restaurant.
34:19Let's get through this project first. It's only phase one, friend. We got a long way to go.
34:23Yeah.
34:25The ski lodge is done. I'm excited. Like, this has been a really special project for me. Come on in,
34:43everybody. It's not opening because it's not winter yet, but we're getting close. Everybody that has been
34:50involved in this lodge gets to see it done today. Wow, look how fresh and clean. It looks so fresh.
34:56It looks a lot brighter in here. It wasn't just about the new paint and the new carpet and the new
35:01upholstery. We needed that, like, fun, aspirational feeling of having, like, a comfortable place to stop,
35:08have a bite to eat, and then get back on the mountain. The upholstery looks amazing.
35:13So nice. Painting the posts, I think, made it feel sturdier. It pulls it together. It just, it also
35:21touches on the mining history. It gives it that mountain kind of rugged western feel. It goes with
35:25the upholstery. It really pops. Good job, Mommy. Oh, thank you. Taking on this project, it wasn't
35:33necessary from a scheduling standpoint. Probably not the best idea. But for me, it felt very necessary,
35:40because while I am doing Max and Joanna's house, the opportunity to do a commercial project for the
35:45mountain where we live, I couldn't overlook that. This is done. I'm really proud of it. And now I can
35:51go finish off phase one of Max and Joanna's house. For the first phase, the challenge was to unduplex.
36:07Now this is a family home that is made specifically for them, for the way that they live. And I think
36:13that's what's really important. There's still a lot of surprises in this house. And that's what makes
36:18me nervous, because we have spent almost 50% of the budget. And we have to go upstairs. We have to
36:24do a full kitchen. There's just a lot to dig into still. But I want to bring Max and Joanna back,
36:30because I knew that this portion, this first phase, would take less time than the rest of the whole
36:35house. And so bringing them back, I think it's a great opportunity to just check in. Do they like
36:40the design and the vibe? Do they want to keep going, right? Do they still feel confident?
36:44I think today will be helpful. Hi, guys. Hi. Oh, it's so good to see you. Okay. Step one.
36:52It's definitely partially done. Yes. That's the way we've always felt about our house.
36:57Definitely partially done. Yeah. Let's talk numbers. I set aside $165,000 for this first phase.
37:07We are on budget right now. Oh, great. But that doesn't mean we're out of the weeds,
37:11right? Because we still have $185,000 left in the budget and another eight weeks. But I don't know
37:17what we're going to find that second time around. But that's another day. Yeah, let's focus on the good
37:23today. We're in the middle of this tornado of movement and excitement and all that kind of
37:29stuff. But we get to see a little bit. We get to kind of energize ourselves. I think that'll probably
37:35feed us through the next phase. Yeah. I hope so. Agreed. All right. You want to go inside?
37:40Let's do it. Okay. I'll follow you. All right. Go on in.
37:43Jasmine. This is so beautiful, Jasmine.
37:51Oh, my God. I love the colors. It's so soothing and earthy. This is exactly the feel I was looking for.
38:02Jasmine, thank you so much. I love this moment. This entry before, it was awkward, right? You had the
38:09staircase with the stains on it. The door opened and you didn't know what to do. This feels like
38:15an entry. This is the front door now. Yes. For sure. This is great. All right. Let's check the next.
38:20I'm almost not ready. I know. I'm almost not ready to look. Let's go. Let's go. Go, go, go. You got this. Whoa.
38:27It is so light and bright but calming at the same time. Oh, my God. That tile is gorgeous. Look at our
38:43old kitchen. Oh, yeah. Look over there. Look at this. I love this. And then even the door handles,
38:49like that natural element. And this is going to be amazing for the kids. This area before, I mean,
38:55I don't even know if you can call it a kitchen. When I saw it, it wasn't a kitchen. Oh, my God. It
38:59used to be a rental. Yeah. That's wild. Ripping that out. Yeah. Rethinking this whole space. You
39:05still have a little fridge, which is fun. Yeah. And just to have that, like, flex space so that
39:08everything's not happening on the dining table. Yeah. The space feels like it's quiet and calm enough for
39:14the kids to actually do their homework as well. We do have a lot of chaos in our life. A lot of lovely,
39:21brilliant, beautiful chaos. And there are moments when that chaos is really overwhelming. So to come
39:26back and actually have that sanctuary. That's a big deal. The whole point of this section is family
39:33being together. And this living room before was teeny tiny. You had a wall. It cut the whole room in
39:40half. That's wild. You walk in and it feels natural. This is how this is supposed to be if it's a single
39:47family home. You know, the variety and the color here too feels like it has some personality. Reminds
39:52me of, like, river scapes. Because you got the blues. You got the different colors. You got the
39:56different rocks that can be kind of brown. I love that. Can we check out the bathroom? Yeah. Is that
40:03all right? Yeah. We walked right past it. Okay. Here we go. Whoa. Tile goes all the way up. Oh, that's so pretty.
40:12Holy smokes. It's a moody moment. Amazing. Both of us are in here and I haven't hit my head yet.
40:23Those lights are funky cool. I love those. This is not an under the stairs bathroom anymore.
40:29This is amazing. And I love that it's a little bit different. It's a little bit darker.
40:33The goal, obviously, was to have a bathroom that was functional, that didn't feel like it was under
40:37the stairs because it's not. So that construction was the first part. But the second part was just to have
40:42something that's beautiful. We have a whole other room to look at. I'm looking forward to it.
40:47This is the other room we added. Oh, wow. I love the color.
40:56Holy moly. It's enclosed, so we're not working out in everybody else's face.
41:01Babe, look at the ceiling. Yeah. And the light. Wow.
41:06This room is so important. And before it was a space. Yeah.
41:10Now it's a room. Like, now it's intentional. It feels like it's part of your life. You've
41:14committed to it. It's part of what your family is into. And I think that's really cool, too.
41:20Am I on the right path? Like, from a style standpoint, from a function standpoint,
41:27are we going the right direction? For sure. Yeah. Yeah, absolutely.
41:31Yeah. I mean, functionally, stylistically, everything has been pretty flawless. I'm really
41:37loving where this is all headed. This will be here for you when you get to move back in.
41:42But in the meantime, we get to go and we're gonna get back to work, like, right away.
41:47This was a great emotional bump to be able to see this part of the house. It isn't easy to move
41:55several times in several different seasons. I think that having that emotional rejuvenation,
42:00it's like you fill your bank a little bit. You kind of know, okay, it's worth the wait.
42:04Well, they have set the bar pretty high. You know, we've spent almost half of our money,
42:11and we're only one-third of the way through. Now we see perfection. That's gonna be a hard thing
42:18for us not to expect, right? So I see a challenge out there, but I also see, like, an incredible team
42:25knocking it out so far. So really looking forward to seeing the next chunk, eight more weeks.
42:30We still have 70% of the project left to do. I didn't realize how many underlying issues there
42:39were gonna be. They've got sewer gases that have been leaking into this wall cavity. You've got a
42:43kid's bedroom that's right here. That is not good. This was not in our plumbing budget. You'll never
42:48believe what we found. They've just spliced these wires together. No. Definitely a fire hazard. The fact
42:54that they didn't have a fire is pretty amazing. It is one of the biggest messes I've ever seen.
43:00It's a fire hazard.
