Something most people don't realize about environmental concerns: It's not just what happened ON your property that matters. It's what happened AROUND it. A gas station two lots over with a known fuel leak? That plume could be migrating under your site right now. A dry cleaner across the street? Those solvents travel through groundwater. This is why a good Phase I doesn't just look at the subject property. It reviews surrounding properties, checks provincial databases for nearby contaminated sites, and considers the hydrogeology. Your property doesn't exist in isolation, and neither should your assessment.

Are you building future value… or obsolescence risk? The Green Premium should not be read as an automatic price promise, but as a market signal: assets with stronger environmental performance, healthier interiors, and lower regulatory risk tend to defend value better. For sophisticated developers and investors, sustainability is no longer an ESG checkbox. It is about liquidity, financeability, occupier demand, and long-term wealth preservation. The market evidence is becoming clearer. Knight Frank identified rental premiums from 3.7% to 12.3% for prime Central London offices with BREEAM certification, controlling for location and asset characteristics [Knight Frank, 2021]. In its ESG Property Investor Survey 2025, Knight Frank also reports sales premiums of up to 18% for green-certified buildings in London, Sydney, and Melbourne [Knight Frank, 2025]. But the key point is not only the premium. It is the risk of being left behind. The buildings and construction sector consumes 32% of global energy and contributes 34% of global CO₂ emissions, including operations and materials [UNEP/GlobalABC, 2025]. The IEA states that building operations account for 30% of global final energy consumption and that this decade is critical for new buildings and part of the existing stock to become zero-carbon-ready by 2030 [IEA, 2023]. At building scale, this means efficient envelopes, healthy ventilation, daylight, solar protection, low energy demand, and lower-impact materials. At urban scale, it means green infrastructure, mobility, water, biodiversity, shade, outdoor comfort, and lower climate exposure. At systemic scale, precision matters: no certification alone guarantees a financial premium. Value depends on location, market depth, building operation, maintenance, energy supply, regulation, financial taxonomies, and the capacity to measure real performance. These projects benefit developers, owners, occupants, and the environment, without necessarily compromising economic viability. An impressive statistic reveals that over 2.2 million square feet of space are certified daily under the LEED (Leadership in Energy and Environmental Design) rating system. Developed by the U.S. Green Building Council. Another leading certification is EDGE (Excellence in Design for Greater Efficiencies), developed by the IFC - International Finance Corporation, a member of the World Bank Group. This is particularly crucial as the built environment contributes about one-third of global energy-related carbon emissions, including emissions from both building operations and construction. Certifications like LEED and EDGE help mitigate this impact by promoting environmentally responsible practices. ▪︎Long-Term Cost Benefits of Green Buildings Contrary to common assumptions, the lifecycle cost of green buildings is typically lower than that of conventional buildings. Features such as natural lighting, efficient ventilation, energy conservation, and water-saving systems significantly reduce operating costs. Beyond cost savings, research has shown that green buildings can boost productivity, enhance employee satisfaction, and attract top talent. A notable example is the Bank of America Tower, a LEED Platinum-certified building, which incorporates sustainable design features. By reducing energy, water, and maintenance costs, the building achieves a higher Net Operating Income (NOI) over time. Since NOI is a key driver in the income approach to property valuation, this directly enhances asset value. Additionally, green-certified buildings may attract lower exit cap rates, resulting in higher valuations compared to similar buildings in the same location. Climate shocks don’t stop at the property line. They ripple through markets. When Texas experienced extreme cold in 2021, over 10 million people lost power. Buildings failed. Water systems froze. Medical facilities shut down. And insurance claims skyrocketed. For real estate owners, developers, and investors, here's what's changing: Property insurance premiums are surging in climate-exposed areas, and in some cases, coverage is disappearing entirely. But the risk isn't just about direct damage anymore, it's about cascading failures that exponentially amplify losses. When it comes to land transactions, every property tells its own story. One of the most overlooked yet critical aspects is the environmental impact—something that can make or break a deal. A transaction I managed involved a vacant land parcel that seemed straightforward, but a deeper dive revealed unexpected twists. As with any piece of land, we ran the necessary environmental studies, starting with a Phase One report, which led to a Phase Two. While my seller’s property served as a repair site for barges and other heavy maritime equipment, over time it also became a dumping ground for old machinery, small boats, and an extensive collection of pilings—accumulating 20 years' worth! Although there were no obvious signs of major issues such as chemical spills or active hazardous waste, there were traces of arsenic detected in the soil. Not from any industrial run-off, but from naturally occurring elements in the environment. Can you guess what that might have been? Barnacles, and their host – the wood pilings. Specifically the barnacles and the wood pilings that were stored on the property. Remember those 20 years’ worth?? Now, wood pilings get a chemical makeover with CCA (chromated copper arsenate) to keep marine pests and rot at bay, but over time, they start leaching a not-so-friendly mix of arsenic, copper, and chromium into the environment from the rain run-off. Barnacles, being the little filter-feeding vacuum cleaners of the sea, happily slurp up the arsenic when in the ocean water. When they kick the bucket, their tiny shells release the arsenic back into the environment from the run-off, adding to the mix already leaching from the pilings. It's like a toxic tag team—barnacles and wood, sharing the love... or rather, the arsenic! The amount of arsenic however didn't pose a significant hazard, but they did raise enough concern that we had to be strategic in how we moved forward. The lesson here is that even seemingly benign environmental factors can slow down a deal or cause potential buyers to hesitate. In this case, we were able to work closely with environmental experts and kept communication transparent with the buyer. At the end of the day, we closed the deal, barnacles and wood pilings notwithstanding. This experience reinforced that due diligence is more than just a box to check—it's about understanding every detail of the land’s past to ensure a smooth transaction for its future. #LandTransactions #EnvironmentalStudies
